What Eagle Roost's governing documents say
Eagle Roost is a residential community with a private airstrip (Eagle Roost Airdrome) in Phoenix, AZ. This document supplements the original Covenants, Conditions and Restrictions (CCRs) with rules for aircraft operation over and on the property, binding on all lot owners and aircraft operators.
- Aircraft operations: All aircraft operations must follow a traffic pattern at 250 feet above ground level: left-hand pattern to Runway 17 and right-hand pattern to Runway 35. Departures from Runway 35 must make a 45° right turn as soon as practical and depart to the north, avoiding flight over any dwelling in the immediate vicinity.
- Enforcement & penalties: Eagle Roost Management, Inc. has authority to enforce these regulations, including assessing violators for costs, fees, and charges incurred. Violations may result in suspension of the right to use the airport and other penalties as prescribed by law.
- What this document doesn't cover: This is an ancillary operations document only. It does not cover general HOA rules (e.g., pets, leasing, maintenance, assessments beyond enforcement costs) or property ownership details. Those are in the original CCRs dated December 11, 1974 (recorded in Docket 10949, page 466).
