Anthem West Side Commercial (Phoenix, AZ) is a 23.16-acre commercial parcel within the Anthem master-planned community, subject to supplemental covenants that restrict it to retail and service uses and require extensive design review by the Anthem Community Council. This document applies to the property owner/developer, not residents, and is supplemental to the main Anthem Community Covenant.
- Permitted uses: Retail and service uses only; must be first-class, consistent with Anthem Commerce Park, and permitted by local zoning.
- Prohibited uses: No residential, industrial, funeral homes, gambling, adult entertainment, warehouses, auto repair, bars, movie theaters, mini-storage, recycling, or water/oil/mineral extraction.
- Parking & vehicles: All parking must be on-site; no off-site or on-street parking allowed. Overnight vehicle storage prohibited except for delivery trailers in designated loading docks.
- Exterior storage & seasonal displays: Storage prohibited unless screened or approved. Seasonal merchandise allowed only in designated areas: March 15–May 15 (plants/garden supplies), October 1–31, and Thanksgiving–Christmas.
- Signage & temporary structures: Signage requires Declarant approval; grand opening banners allowed for one 30-day period only. Temporary buildings/trailers allowed only during construction/repair, then must be removed.
- Architectural & design review: Site Plan Approval and working drawings required; design must be comparable to a Scottsdale Supercenter. Declarant approval required for all structures and improvements.
- Easements & shared infrastructure: The Council maintains landscaping, drainage, and utility easements on the parcel; owner must allow unrestricted storm-water flow and cannot interfere with these.
