Estrella Vista Estates is a single-family home HOA in Phoenix, AZ. This document is the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that binds all lot owners. Living here means you must follow strict architectural, landscaping, and use rules overseen by an association and a Design Review Committee.
- Architectural & design review: All exterior changes — construction, landscaping, fences, roof materials — must be approved by the Design Review Committee. Homes must have a Tuscan or Spanish design, minimum 4,200 sq ft main story, enclosed three-car garage, and at least 3.5 baths. Roofs must be clay or sand-cast tile.
- Leasing & rentals: No lease is allowed without prior written consent of the Association. The Board sets rules for approving leases and subleases.
- Pets: No more than three household pets (cats, dogs) per lot. No animals, livestock, or poultry for commercial purposes. Pets must not stray onto other lots.
