What Saguaro Vista Estates's governing documents say
Saguaro Vista Estates is a single-family home subdivision in Scottsdale, AZ, governed by a homeowners association (HOA). The rules bind all lot owners and their occupants, covering assessments, maintenance, architectural controls, and use restrictions to protect property values.
- Assessments & fees: Annual assessments fund common area maintenance, insurance, and reserves. The board may increase them each year by up to the greater of 10% or the CPI increase; increases over 20% require approval by >50% of all members. Special assessments need a two-thirds vote. Late payments incur a $15 or 10% charge and 12% interest. New buyers pay a one-time working capital fee equal to 1/6 of the annual assessment.
- What you own & maintain: You own your lot and detached dwelling unit. You must maintain your home, landscaping, and any ancillary units (e.g., sheds, guest houses). The HOA maintains common areas and areas of association responsibility. Fences on lot lines are jointly maintained with neighbors.
- Architectural review: An Architectural Committee must approve any landscaping, fences, walls, ancillary units, and other exterior changes. Fences cannot exceed 6 feet in height and must be masonry block unless otherwise approved. Plans for landscaping and hardscaping on any yard (public or private) require prior approval.
- Parking & vehicles: Commercial and recreational vehicles (e.g., large trucks, RVs, boats) are generally prohibited from parking on lots unless screened from view in an approved recreational vehicle parking area. Family vehicles (cars, SUVs, small pickups under ¾ ton, small motorhomes under 8ft tall and 18ft long) are allowed. Overnight parking of guest vehicles is temporary only.
- Use restrictions: Lots are for single-family residential use only. No business, commercial, or industrial activities. Signs are restricted. Clothes drying, basketball structures, and outside installations require committee approval. Drilling, mining, and hazardous waste are prohibited.
- Insurance: The HOA carries general liability insurance (minimum $1 million) and hazard insurance on common areas. Owners are responsible for insuring their own dwelling units and personal property.
