What Sunrise at College Park's governing documents say
Sunrise At College Park is a single-family residential planned community in Phoenix, AZ. You own your individual lot and dwelling; the HOA maintains common areas (landscaping, drainage, private streets) and enforces strict architectural, landscaping, and use restrictions, all funded by mandatory per-lot assessments.
- What you own & maintain: You own your lot and dwelling; the HOA maintains and insures common areas. You must keep your lot in good repair and condition at all times.
- Architectural review & design control: The Design Review Committee must approve in advance any exterior improvements, alterations, landscaping, grading, roof equipment (including solar), color changes, fencing, or signs. No deviations from approved plans are allowed without written approval.
- Landscaping requirements: You must complete landscaping of all visible portions of your lot within six months of purchase. If you don't, the HOA can hire contractors to do it and charge you the cost as a lien on your property.
- Permitted uses: Lots are for single-family residential use only—no commercial business, trade, or non-residential use except a private office. A single family (related by blood, marriage, adoption, or up to 4 unrelated persons) must occupy the dwelling unit.
- Leasing & tenants: You can lease your entire dwelling unit to a single-family tenant. However, guests and short-term visitors are strictly limited to 30 days total per calendar year, and no employee of the owner may live in the unit.
- Pets: Reasonable number of domestic house or yard pets allowed, but no animal may exceed 100 pounds (service animals exempt). Structures for housing pets must not be visible from neighboring property.
- Parking & vehicles: All vehicles must be parked in garages, carports, designated spots, or driveways—not on streets. No trucks over one ton, trailers, campers, boats, or inoperable vehicles may be visible from neighboring property or common areas.
- Assessments & property liens: You must pay annual assessments, special assessments for capital improvements, and maintenance charges. Unpaid assessments become a continuing lien on your lot; the HOA can suspend your voting rights and use of common area facilities for delinquent payments.
