This Declaration of Covenants imposes strict restrictions on property use, vehicles, structures, and activities to preserve the community's character and preserve golf course views for adjacent units.
- Age restriction & occupancy: At least one permanent resident must be 55 or older whenever anyone under 55 lives in the unit. No one under age 19 is permitted to reside in the community.
- What you own & maintain: You own your unit (dwelling and lot) as a separate property and hold an undivided share of the common elements, which the association maintains.
- Recreational vehicles, boats & parking: Recreational vehicles, boats, campers, and trailers may remain on your driveway or adjacent parking for a maximum of 72 cumulative hours per calendar month.
- Pets & livestock: Dogs and cats must be confined to your lot and cannot run free. Horses, cows, swine, poultry, and other livestock are prohibited entirely.
- Commercial use & business activities: No business of any kind may be conducted from your lot or dwelling, including retail, offices, medical facilities, entertainment venues, or services.
- Fencing, landscaping & golf course views: Fences and hedges are restricted by height: side and rear walls maximum 6 feet, hedges maximum 3 feet. Units bordering golf courses are capped at 3-foot fences within 18 feet of the rear property line and must landscape to preserve views.
- Structures, storage & refuse: Prefabricated buildings and outdoor storage piles are prohibited. Above-ground garbage cans are not permitted, and all trash and refuse must be promptly removed from your lot.
