Ahwatukee Custom Estates HS-1 is a single‑family‑home subdivision within the larger Ahwatukee master‑planned community in Phoenix, Arizona. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) creates two associations: the Ahwatukee Board of Management (ABM) for master‑level common areas and the Ahwatukee Custom Estates Management Association (ACEMA) for subdivision‑specific architectural review and enforcement. The rules bind all lot owners and are intended to protect property values and the desert character of the area.
- Architectural review: All structures, fences, walls, and other improvements require prior approval from ACEMA's Board or an appointed Architectural Committee. Plans must be submitted; if not disapproved in writing within 30 days, they are deemed approved. Guidelines are available for inspection, and the Board can require partial or full desert landscaping.
