This is the full set of covenants, conditions, and restrictions for KB Home at Baseline & Higley, a single-family home community in Gilbert, AZ, established by KB Home Phoenix Inc. The document creates a homeowners association (Baseline & Higley Homeowners Association) that owners automatically join, and it binds all owners, occupants, and their guests. - Assessments: All owners pay annual assessments initially set at $60 per month per lot (2002 amount), adjusted annually by CPI or up to 20% without owner vote. Special assessments require 2/3 vote of each membership class. A one-time working capital fee of 1/6 of the current annual assessment is due at purchase. The association can also charge a transfer fee.
- Landscaping & maintenance: You must landscape your lot within 90 days of purchase, including a street tree. You are responsible for maintaining your landscaping and exterior. The association maintains common areas, private streets, and some rights-of-way.
