The Commons at Pierpont is a condominium community in Mesa, AZ — you own your unit and share the building's common elements. This is a commercial/office condominium; residential living is not permitted.
- Permitted use: Units may only be used for commercial/office purposes as listed on Exhibit C; no unit may be used for housing or living purposes.
- Parking & vehicles: Parking spaces are assigned to units as shown on the plat; vehicles must be parked only in designated spaces. No major vehicle repairs are allowed within view of other units.
- Pets: No animals, reptiles, fish (except aquariums), or birds are allowed without prior written board approval, except service animals for the disabled.
- Leasing & rentals: Leasing is permitted; lessees may use common elements and assigned parking. The document does not set a minimum lease term.
- Alterations & exterior changes: No structural changes, exterior modifications (including painting, new doors, or signs) may be made without board and sometimes declarant approval. Roof penetrations and skylights require approval and are at owner's cost.
- Assessments & fees: Annual assessments are based on each unit's square footage (common expense liability). A working capital fund equal to two months' annual assessment is due at closing from the first purchaser. Special assessments require approval of 66% of owners.
