- What you own & maintain: You own your individual lot and detached single-family home (max 2 stories); the association owns and maintains the common areas. You are responsible for keeping your lot landscaped, your home in good repair, grass cut, and maintained in an attractive condition.
- Housing type & use restrictions: Only detached single-family dwellings are allowed; no mobile homes, apartments, garage apartments, or commercial use. If you rent your lot, it must be to a single family for the entire lot (no short-term rentals or room rentals).

No vehicle can be parked on the street or in a driveway for more than one week without written Design Review approval. No commercial vehicles, motorized ATVs, or boats allowed on common areas; boats and RVs permitted only in fully enclosed rear yards and cannot protrude above fences.
- Pets & animals: Only a reasonable number of house or yard pets (as allowed by Town of Gilbert zoning) are permitted; the Design Review Committee decides what qualifies. Pets must be on leash when outside fenced areas, owners must remove debris, and pets cannot make noise or become a nuisance.
- Special structures (pools, ramadas, play sets): Swimming pools don't need approval unless visible above the fence or causing damage to common areas (you pay all repair costs). Ramadas/gazebos: max 120 sq ft, 10 feet high, 5 feet from walls, requires approval, must match house color. Play structures: rear yard only, 7+ feet from walls, 10 feet high, requires approval. Storage sheds: must be below fence height and not visible. Basketball goals and flagpoles are not allowed.
