What Kierland Greens Condominiums's governing documents say
Kierland Greens Condominiums is a 77-unit condominium community in Phoenix, AZ where you own your unit's interior and a fractional share of the building and grounds. The Council of Co-Owners (the homeowners association) maintains all common elements and recreational facilities, funded by mandatory per-unit assessments. The community enforces strict design standards and behavioral rules through a Design Review Committee.
- What you own & maintain: You own the interior airspace of your unit plus exclusive-use areas (one parking space, patio/deck, mailbox, utility area). You maintain your interior; the association maintains the building structure, roof, common grounds, recreational facilities (pools, recreation buildings), and parking areas, funded through per-unit assessments.
- Architectural review & exterior changes: All exterior changes—painting, landscaping, patio covers, screens, antenna/satellite dishes, window treatments—require prior written Board approval. Interior structural changes (moving walls, altering plumbing, installing fixtures) also need approval. The Design Review Committee responds within 45 days and may charge a review fee.
- Pet ownership: A reasonable number of domestic pets are allowed and must be kept on a leash at all times. Pets cannot make unreasonable noise, be a nuisance, or be visible from neighboring properties. The Design Review Committee decides if a pet is acceptable and reasonable in number.
- Parking & vehicles: Each unit receives one assigned uncovered parking space; additional garage spaces are assigned for convenience. Unassigned spaces are reserved for guests only and cannot be used by residents. The community may restrict vehicle size and type (trailers, campers, boats).
- Annual assessments: All units pay mandatory annual assessments per unit to fund common element maintenance, grounds, recreational facilities, and insurance. Special assessments may be levied for capital improvements or emergency repairs.
- Nuisances, noise & property standards: No weeds, rubbish, loud noises, odors, or exterior speakers are allowed. Clotheslines, antenna, and satellite dishes cannot be visible from neighboring properties without approval. During construction, materials must be stored in approved, screened areas only.
- Common area use & enforcement: You may use pools, recreation buildings, and common grounds as long as assessments are paid. The association can charge special use fees for recreational facilities. Violation of rules or delinquent assessments can result in suspension of voting rights and common area use for up to 60 days, though access to your unit and parking cannot be blocked.
