Kierland Heritage is a gated, single-family residential community in Phoenix, AZ where you own your individual lot and home. The master homeowners association maintains all common areas (including an adjacent golf course) through annual assessments on each lot, and enforces detailed architectural and use restrictions through an architectural committee.
- What you own & maintain: You own your residential lot and home; the association maintains all common areas and structures. You must maintain your lot to the association's "maintenance standard" and are responsible for boundary walls.
- Architectural control: Any visible exterior change—construction, alterations, paint color, landscaping—requires prior written approval from the Architectural Committee. The committee has 30 days to approve; no response means automatic approval. A review fee applies.
- Pets: Dogs, cats, parakeets, and similar household birds are allowed in a "reasonable number" (determined by the Architectural Committee). Pets must stay on your lot or be leashed (max 6 feet) if off-lot; pets are not permitted on the golf course.
- Vehicles & parking: Trucks, trailers, campers, boats, and inoperable vehicles cannot be visible from neighboring properties. Temporary RV/camper parking on your driveway is allowed for max 24 consecutive hours or 48 hours per 7-day period. Guest vehicles can use visitor parking for max 48 hours per 7 days. The association can tow violating vehicles at the owner's expense.
- Residential use only: All units must be used exclusively for residential purposes. Limited home-based business is allowed only if not detectable from outside and consistent with residential character. Temporary buildings and trailers are prohibited.
- Leasing & rentals: When a lot is leased, the lessee and family may use common areas during the lease term; the owner cannot use common areas (except to access the lot) while a lease is active. Additional rental restrictions apply per Article 10.
- Assessments & liens: Annual assessments are levied on each lot. Delinquent assessments create a lien; the association can suspend your common-area use rights (except street access for ingress/egress) if 30+ days delinquent or in violation of project rules.
- Gated community & golf course: The community features a gated entrance and an adjacent Kierland Golf Course. The developer disclaims all security guarantees and notes that gates may delay emergency vehicle access.
