What Larwood Condominiums's governing documents say
Larwood Condominiums is a 12-unit condominium community in Phoenix, AZ. You own your unit's interior; the association maintains the common elements. This declaration governs use, leasing, pets, vehicles, and assessments.
- Leasing & rentals: Leases must be for at least 30 days and for the entire unit only. All leases must be in writing and state they are subject to the condominium documents. Unit owners must notify the association of lease start and end dates and occupant names.
- Pets: Only a reasonable number of generally recognized house pets are allowed. Dogs must be on a leash no longer than 6 feet when outside the unit, and owners must immediately remove droppings. No pet may create a nuisance, and no pet structures may be visible from outside the unit.
- Vehicles & parking: No trucks over 3/4 ton, RVs, boats, trailers, or campers may be parked on the property. Pickup trucks with camper shells under 7 feet high and mini-motor homes under 7 feet high and 18 feet long are allowed if used for regular transportation. No vehicle repairs or inoperable vehicles are permitted, and the association may tow violators at the owner's expense.
- Architectural review: Structural alterations, exterior changes (including window coverings, antennas, satellite dishes, and patio landscaping) require prior written approval from the Architectural Committee. Nonstructural interior alterations are allowed without approval as long as they don't affect thermal or acoustical properties.
- Assessments & fees: Each unit pays an equal share of common expenses. New purchasers must pay a working capital fund equal to two months' assessment (nonrefundable). A transfer fee is charged upon resale. Special assessments require approval by two-thirds of voting unit owners.
- Use restrictions: Units must be used only for residential purposes. Business activity is allowed only if not detectable from outside, no customer visits, and consistent with residential character. No nuisances, outside clotheslines, temporary residences, or mineral exploration are permitted.
