Maryland Sands (also known as La Fuente) is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements. The association maintains the common areas, carries master insurance, and levies assessments based on each unit's percentage interest. This document is the full declaration of covenants, conditions, and restrictions that govern the community.
- What you own & maintain: You own the interior of your unit (walls, floors, fixtures inside). The association maintains the exterior, roofs, common areas, and structural parts. You must maintain interior surfaces and are responsible for damage caused by you or your guests.
- Leasing & rentals: Owners may lease their units, but all leases must comply with the declaration, bylaws, and any rules the board adopts. No minimum lease term is stated in this document.
- Pets: Only usual household pets (dogs, cats) are allowed, and only with association approval. The board may set rules and can require removal if a pet becomes objectionable. No breeding or raising of animals is permitted.
- Parking & vehicles: Each owner gets at least one covered parking space (exclusive easement). - Alterations & decorations: Non-structural interior alterations do not need board approval, but you are liable for any damage to other units or common elements. Exterior alterations, painting, or refinishing require board approval. Window coverings must have a white lining.
- Board powers & age restrictions: The board may, by majority vote, pass a resolution restricting purchase of units to individuals with children (text is garbled but suggests ability to limit based on children). The board sets rules and makes final determinations on disputes.
