- Horses & horse trailers: No horses or horse trailers may be kept or stored on any lot, and references to an equestrian center and associated costs have been removed from the declaration.
- Design review & guidelines: A Design Review Committee has sole discretion to establish, amend, and enforce design guidelines. The committee may refuse approval of plans for aesthetic or other reasons, and no deviations from approved plans are allowed without prior written approval.
- Membership & voting rights: Owners of lots automatically become members. There are two classes: Class A (all owners except declarant) with one vote per lot, and Class B (declarant) with enough votes to equal 51% of total votes. While Class B exists, Class A cannot vote in director elections.
- Assessments: The obligation of each member and each owner of a lot for payment of assessments is joint and several.
- Property development & annexation: Declarant may develop adjacent real property and annex it to the declaration in increments of any size, but is not obligated to do so.
- Insurance: The board may elect to obtain directors and officers liability insurance.
