- What you own & maintain: You own your lot and the home/improvements on it. The association maintains the common areas (designated tracts), landscaping, streets, and walls; you maintain your own lot and structures according to association standards.
- Homeowners assessments & fees: Annual assessments start at $25 per lot (pre-sale); initial buyers pay a one-time working capital fee (1/6 of annual assessment, nonrefundable) and future sellers pay a transfer fee set by the board. After first sale, annual assessments can increase annually by the Consumer Price Index or 10% (whichever is greater) without a vote; larger increases require 2/3 member approval. Delinquent assessments accrue late charges after 15 days and the association can place a lien or foreclose on your property.

Violating vehicles may be towed at the owner's expense.
- Pets: A reasonable number of generally recognized domestic house or yard pets are allowed, kept solely as pets and not for commercial purposes. Pets must not create unreasonable noise or nuisance. No visible animal structures allowed from neighboring property. The board decides what qualifies as a permitted pet upon written request.
- Residential use & business restrictions: All lots must be used exclusively for single-family residential purposes. Home-based businesses are allowed only if the operation is not apparent by sight, sound, or smell from outside the residence; complies with zoning; involves no outside visitors or solicitation; and is consistent with the residential character.
- Yard appearance & nuisance prohibitions: Trash must be in covered containers, not visible from neighboring property except during collection. Outside clotheslines are not allowed if visible from neighboring property. No rubbish, debris, odors, or nuisances permitted; exterior speakers or sound devices (except security systems) are prohibited.
- Party walls & shared boundary responsibilities: Costs for repairing and maintaining party walls between adjacent lots are split proportionally between owners based on use, except when one owner's negligence or willful act damages the wall—then that owner bears the full cost.
