Moro Sun Condominium is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements. The declaration was recorded in 2005 and converts a multifamily rental (built 1968) to condominiums.
- What you own & maintain: Your unit includes interior finished surfaces, interior partitions and fixtures serving only your unit, and a patio. The association maintains all common elements and limited common elements like utility lines serving only your unit are your responsibility.
- Leasing & rentals: Leases must be in writing, for the entire unit, with a minimum term of 90 days. No more than four leases per unit in any 12-month period. Owners must provide the association with a copy of the lease and contact info at least 10 days before the lease starts.
- Pets: A reasonable number of dogs, cats, fish, or birds (common household pets) are allowed, but the board may set limits on number and may ban breeds deemed dangerous. Dogs must be leashed outside the unit, and owners must clean up waste.
- Parking & vehicles: Each unit has one designated parking space for exclusive use. Guest parking is available but no overnight parking without association consent. No vehicle repairs, inoperable vehicles, or parking outside designated spaces.
- Alterations & improvements: Structural alterations require board approval and certification from a licensed architect or engineer. Nonstructural changes visible from the exterior also require approval. The board may impose conditions, including a security deposit.
- Use restrictions: Units are for residential use only. Home-based businesses are allowed if not detectable from outside and no customers come to the unit. No nuisances, hazardous materials, timeshares, or subleasing. Antennas and satellite dishes require board approval unless prohibited by law.
