Villa Norte is a 20-unit condominium (townhome-style) community in Phoenix, AZ. You own your unit and an undivided 1/20th interest in the common areas; the association maintains exteriors, common elements, and carries master insurance. This is a full rulebook covering ownership, assessments, use restrictions, and more.
- What you own & maintain: You own the interior space of your unit (including interior walls, floors, ceilings, patio, storage area, and the air handling unit/ductwork). The association maintains all common areas, building exteriors (except windows and fixtures), roofs, landscaping, pool, and parking areas. Interior maintenance and repairs are your responsibility.
- Assessments & fees: Annual assessments are levied per unit, with each unit paying an equal share (1/20th) of the common expenses. Special assessments for capital improvements require a 66% member vote after board approval (3/4 board vote). Assessments not paid within 20 days accrue 8% interest and become a lien on the unit (subordinate to first mortgages).
- Leasing & rentals: Units may be leased, but leases must be for at least 30 days (no transient/hotel use). Leases must comply with all governing documents. The owner remains responsible for assessments and rule compliance.
- Pets: Common household pets are allowed but cannot be raised, bred, or kept for commercial purposes. No other animals, fish, or birds are permitted.
- Use restrictions: Units are limited to single-family residential use. No business, professional, commercial, religious, or institutional uses are allowed (except declarant sales office and association activities). Temporary structures, trailers, and tents are prohibited. Clotheslines and trash must be screened from view. Only one 'For Sale' or 'For Rent' sign (max 16"x24") is permitted, displayed from inside a window.
- Architectural review: Any exterior improvements (buildings, fences, walls, repainting, alterations) require prior written approval from the association. Plans must be submitted; if no response within 30 days, approval is deemed given. Changes may not exceed the original square footage of the unit.
- Party walls: Walls between adjoining units are party walls. If damaged by an owner or their guests, that owner must repair at their sole cost. If damaged by other causes, the association is responsible. Disputes go to arbitration.
- Insurance & damage: The association carries master property and liability insurance covering common areas and buildings (including original fixtures). Owners should insure personal property and interior additions. In case of damage, insurance proceeds are used for repair; shortfalls may be covered by special assessment.
