Orpheum Lofts is a condominium community in Phoenix, AZ — you own your individual unit plus an undivided share of the building's common areas. This full set of rules (the Condominium Declaration) governs everything from leasing and pets to alterations and noise. These restrictions apply to all unit owners, their tenants, and guests.
- Leasing & rentals: Residential units may be leased only for terms of 30 days or longer; no subleasing or assignment of leases is allowed. Unit owners must provide the association with a copy of the lease and tenant information at least 10 days before the lease begins. The owner remains responsible for any rule violations by tenants or guests.
- Pets: No more than two dogs or cats per residential unit (other pets commonly kept as household pets — like fish or birds — are also allowed). Dogs must be leashed outside the unit, and owners must immediately clean up any feces. The board may adopt additional rules on pet size and weight, but any weight/height limits require a membership vote.
- Alterations & improvements: Structural changes within a unit, or any change visible from outside the building, require prior written board approval. Non‑structural interior changes generally don't need approval, but you are liable for any damage to other units or common elements. The board may require plans, insurance, and a security deposit before work starts.
- Noise & floor coverings: Hard floor coverings (tile, marble, wood, etc.) require board approval and must include a sound‑control underlayment system to minimize noise transfer. Loudspeakers may not be affixed to any wall, ceiling, or cabinet in a way that causes vibrations between units.
- Business use: Residential units may be used for business only if the activity is not visible, audible, or detectable from outside the unit, conforms to zoning, involves no customer visits, and is consistent with the residential character of the community. Leasing your unit is not considered a business.
- Balconies & window coverings: Furniture and plants on balconies must be approved by the board and cannot be stored with items like bicycles or exercise equipment. No reflective window materials or tinting (beyond original construction) are allowed; drapes and blinds that affect exterior appearance need board approval.
- Commercial units: Units C‑1, C‑2, and C‑3 are designated as commercial and may be used for general business offices, professional offices, or permitted retail/service businesses — but not for sexually‑oriented businesses, gambling, video game arcades, or drug‑paraphernalia sales.
