Papago Ridge is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures. These rules apply to all unit owners, residents, and their guests.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceiling) and are responsible for its maintenance, repair, and replacement. The association maintains all common elements including exteriors, roofs, parking areas, landscaping, and limited common elements like your assigned parking space(s). Any structural modifications or changes visible from outside require prior board approval.
- Leasing & rentals: You may lease your entire unit, but not less than the whole unit. Leases must be in writing, at least 6 months? (document does not state a minimum lease term for this condominium; only that all leases must comply with governing documents). No short-term rentals. You must provide the association with a copy of the lease and contact info at least 10 days before occupancy. You remain responsible for your tenant's compliance.
- Pets: Only common household pets (dogs, cats, fish, birds) are allowed, with limits on number and breed determined by the board. Certain breeds are banned: Pit Bulls, Rottweilers, Dobermans, German Shepherds, Bull Terriers, Bulldogs, wolf-dog hybrids, Chow-Chows, and Great Danes (or dogs predominantly those breeds). Service/assistive animals are exempt. Dogs must be leashed outside, and owners must clean up waste.
- Parking & vehicles: Each unit gets 1 reserved covered parking space and 1 reserved uncovered space (two-bedroom units) or 1 reserved covered space (one-bedroom units). Only the unit owner, occupant, or lessee may park in their assigned space. No inoperable or stored vehicles (covered or unmoved for a week). No vehicle repairs except emergencies. Towing of violating vehicles at owner's expense.
- Modifications & appearance: Structural changes, exterior alterations (visible from outside), and antenna/satellite dishes require prior board approval. Nonstructural interior changes that don't affect mechanical systems may be done without approval but you're liable for any damage. Window coverings must be approved unless they match existing ones. Signs are prohibited without board approval. Limited common element yards must have neutral-colored furnishings and no items extending above walls.
- Assessments & fees: Each unit pays an equal 1/90th share of common expenses and reserves. Special assessments may be levied with 60% unit owner vote (during declarant control, declarant consent also needed). Late payments incur penalties and lien rights. A transfer fee may apply on sale. Assessments are secured by a lien on the unit.
- Use & conduct: Units are for residential use only. Home businesses are allowed only if not visible, audible, or detectable outside the unit, and they comply with zoning and don't create nuisance. No hazardous materials, no nuisance activities, no illegal uses. Trash must be deposited in designated covered containers. Pest control is each owner's responsibility for their unit.
