- What you own & maintain: You own your townhouse and patio; the association maintains the exterior (roof, gutters, walls, landscaping, walkways). You are responsible for the interior, individual patio, and all fixtures/utilities from where they enter the exterior wall, including termite control.
- Party walls & shared costs: Walls between units are jointly owned. Repair and maintenance costs are shared proportionally by use, except if you cause damage through negligence or willful act—then you pay the full cost. Any changes to a party wall require your neighbor's written consent; disputes are resolved through arbitration.
- Assessments & fees: Annual per-lot assessments fund exterior maintenance and common areas; initial maximum was $360/year. Annual increases up to 3% can occur without a vote; increases beyond 3% require a two-thirds vote. Unpaid assessments accrue 6% annual interest after 30 days and create a lien on your property.
- Architectural review: Any new construction, fence, or exterior alteration requires written board approval for design harmony and location. Submit plans and specifications; if the board doesn't respond within 30 days, approval is deemed granted.

- Parking & vehicles: Each townhouse receives two permanently assigned parking spaces, located as close to your unit as practicable. No abandoned or inoperable vehicles are allowed to be visible on the property.
- Exterior maintenance by association: The association paints, repairs, and replaces roofs, gutters, exteriors, landscaping, and walkways—but not glass. If maintenance is needed due to your negligent or willful act, costs are added to your assessment.
- Water & utilities: The association provides water for domestic and landscape use (costs kept separate from other assessment funds). Utility easements allow phone, electric, gas, sewer, and water companies to maintain lines and poles on the property as initially programmed by the developer.
