Pecan Groves (Canterra Court) is a single-family residential community in Maricopa County, Arizona, governed by the Canterra Court Homeowners Association. Lot owners must follow strict architectural and use rules, pay annual assessments for common-area maintenance, and comply with restrictions on vehicles, pets, and exterior alterations.
- What you own & maintain: You own your lot and house; the Association maintains common areas, streets, and utilities. Owners are solely responsible for their lot's landscaping, repairs, condition, and upkeep.
- Residential use & leasing: Lots are restricted to single-family residential use only—no commercial business or gainful occupation. Owners may lease to a single family; any lease must be reported to the Association.
- Architectural review (required for any visible exterior change): Prior written approval from the Architectural Committee is required for landscaping, fences, antennas, satellite dishes, roof equipment, exterior paint, patios, decking, or any alteration visible from neighboring property. The Committee's decision is final, subject to appeal to the Board.
- Pets: A reasonable number of domestic house or yard pets are allowed; the Board determines what is reasonable on request. Pets must not make excessive noise or become a nuisance.
- Vehicles & parking restrictions: No trucks exceeding 3/4-ton, mobile homes, travel trailers, boats, or similar large vehicles may be parked visibly from neighboring property (pickup trucks under 3/4-ton with camper shells under 7 feet are permitted). No vehicles may be parked overnight on streets. Inoperable or under-repair vehicles cannot be stored visibly.
- Assessments, fees & liens: Annual assessments fund common-area maintenance; the initial maximum was $30/year (1998). New owners pay a one-time working capital fund of 1/6 of the annual assessment; later purchasers pay a transfer fee set by the Board. Unpaid assessments after 30 days carry late charges and create a lien on the property.
- Voting & membership: Lot owners are automatic Association members with voting rights. Initially, the Declarant (Canterra Homes) holds superior Class B voting (3 votes per lot); this converts to Class A (1 vote per lot) after 180 days when Class A votes exceed Class B votes, by Declarant's written relinquishment, or January 1, 2020—whichever comes first. Voting rights suspend for owners delinquent on assessments for 15+ days.
