You own your sub-lot and participate in the Association through one share of stock per lot, funded by pro-rata assessments for common area maintenance including private roads and recreational facilities.
- What you own & maintain: You own your individual sub-lot; the Association maintains common elements including private roads, recreational areas, and a swimming pool. The Association may also maintain landscaping and yard areas per Board determination, in which case you are assessed accordingly.
- Residential use only: Your lot is restricted to single-family residential dwellings; no business, commercial activities, or entertainment venues are permitted. Only household pets are allowed; no livestock or poultry.
- Architectural review & modifications: All construction, alterations, exterior changes (including paint color), fences, and walls require written Board approval. The Board has 30 days to review plans; if it does not reject in writing within that time, the plans are deemed approved. All improvements must be new construction; existing buildings cannot be moved onto the lot.
- Vehicles & parking: Loud vehicles (motorcycles, motorbikes) may not be operated without Board approval. Trucks, trailers, campers, boats, and antique cars must be parked inside closed garages; only standard cars and bicycles may be parked in open carports.
- Assessments & fees: You must pay a pro-rata share of common area costs within 10 days of invoice—one full share per sub-lot, or one-quarter share for vacant lots after construction begins on at least five lots. Unpaid invoices become a lien on your lot after 30 days and may be foreclosed.
- Sales, leases & transfers: The Board has a 15-day review and approval period for any sale, lease, or transfer; during this time, the Association has an option to purchase or lease at your proposed terms.
