Ryan Estates is a single-family home HOA in Phoenix, AZ — a standard subdivision where you own your lot and house, and the association maintains shared common areas. These Covenants, Conditions & Restrictions (CC&Rs) apply to all owners, residents, and guests.
- Residential use & occupancy: Lots are for residential and recreational use only; no business or commercial activity allowed. A single family is defined as persons related by blood/marriage/adoption or no more than three unrelated persons living as a household. Garages must be used only for parking and storage, not living space.
- Architectural review: An Architectural Committee (initially appointed by the developer) must approve all exterior construction, modifications, paint, fencing, landscaping, and any changes visible from outside. Plans must be submitted and approved before work begins; failure to act within 30 days means deemed approval. Dwelling units must be at least 3,200 square feet of livable space.
- Parking & vehicles: Private passenger vehicles may be parked only in garages, driveways, or designated areas. No motor homes, boats, RVs, trailers, trucks, or campers may be parked on the property unless inside a fully enclosed garage or a fenced side/back yard. Inoperable or unlicensed vehicles may not be parked in unenclosed areas.
- Fences & landscaping: Fences must be block construction (no wood or chain link) and painted to match the house. Height must be between 6 and 7 feet, except front-yard fences no higher than 3 feet. All landscaping and exterior alterations require Architectural Committee approval.
- Leasing & rentals: Leasing is permitted but subject to the rules in Section 10.18 (not fully visible in this excerpt). Tenants must comply with all CC&Rs and association rules. Owners remain responsible for their tenants' compliance.
- Pets: Pets are allowed but subject to the restrictions in Section 10.17 (exact limits not shown in this excerpt). Generally, reasonable pet rules apply as part of the association's regulations.
