Hamilton Heights is a standard single-family home HOA in Chandler, AZ. You own your lot and house; the association maintains common areas and enforces rules through assessments. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) governs what you can do with your property.
- Architectural review: Most exterior changes visible from neighboring property (including landscaping, fences, paint, additions) require prior written approval from the Architectural Review Committee. The committee has broad discretion and may require a compliance deposit. Approval is deemed denied if not decided within 45 days.
- Leasing & rentals: You may lease your entire lot, but leases must be in writing for at least 6 months. You must provide the association with tenant names and your contact info within 10 days of signing. Tenants must agree to follow the governing documents.
- Vehicles & parking: No commercial vehicles, recreational vehicles, boats, or trailers may be parked visible from neighboring property except for temporary loading (48 hours max). Street parking by residents is generally prohibited; overnight guest parking is not allowed. Parking on unpaved areas is banned.

- Signs: No signs visible from neighboring property without architectural approval, except: political signs (subject to size/number limits), one 'For Sale' or 'For Lease' sign of standard size, residence ID signs (if approved), and signs required by law.
- Yard & garage sales: Yard sales are limited to 6 days per calendar year per lot, must be between 6 a.m. and 5 p.m., and no advertising signs except a temporary sign on your lot the day of the sale. The association may set standard sale dates.
- Business use: Residential units may only be used for residential purposes. Home businesses are allowed only if not detectable from outside, conform to zoning, involve no client visits, and are consistent with the residential character.
