Signal Butte Estates is a single-family home community in Mesa, AZ (part of Phoenix), governed by a homeowners association (HOA). Homeowners own their lot and house; the association maintains common areas and enforces rules. This document is the full rulebook for owners, residents, and tenants.
- Architectural review: Any exterior change visible from neighboring property requires prior written approval from the Architectural Review Committee. The committee may consider design harmony, aesthetics, and compliance with Design Guidelines. A compliance deposit may be required.
- Residential use only: Lots and homes are for residential use only. Businesses are allowed inside a home only if undetectable from outside, no customer visits, and consistent with residential character. Leasing is not considered a business.
- Pets: A maximum of two domestic pets (as determined by the Board) per lot. Pets must be confined to the owner's lot; dogs on a leash no longer than 6 feet when off the lot. No pet structure visible from neighboring property. Pet waste must be removed immediately.
- Leasing & rentals: Leases must be for the entire lot for a minimum of 30 days. Owners are responsible for tenant compliance with all governing documents. Lessees are also bound by the rules.
- Vehicles & parking: Only private passenger vehicles and pickup trucks not exceeding 1 ton, 84 inches height/width, and 228 inches length may be parked on driveways or in garages. No commercial vehicles, RVs, boats, trailers, or vehicles inoperable or exceeding those dimensions may be parked except in a fully enclosed garage. Guest overflow on streets is allowed if no inconvenience.
- Signs: Signs visible from neighboring property are generally prohibited without ARC approval. Exceptions include: one 'For Sale' sign (industry standard), one 'For Rent' sign, one residence identification sign (ARC-approved), security system signs, and political signs (size/number regulated by ARC).
- Garbage & storage: Trash containers must be in approved, covered containers and not visible from neighboring property except on collection days. No outside clotheslines visible from neighboring property. Garage doors must be kept closed except for entry/exit; garages are for parking and limited storage only, not living space.
- Nuisances & construction: No hazardous, loud, or offensive activities. Construction debris must be controlled. Dust must be minimized on unlandscaped lots. Drainage cannot be altered without approval.
