This is a supplemental set of landscape and architectural rules for the Sky Hawk Drive Homeowners Association, a single-family home community in Phoenix, AZ. It applies to all homeowners (owners) and spells out what you can and cannot do to your yard and house exterior. Renters cannot make structural changes.
- Pre-approval for changes: Any landscaping or structural change must get written pre-approval from the Board of Management using Form 2017 (Major).
- Landscaping rules: No pools, Jacuzzis, or spas allowed in grass areas. No converting grass to desert landscape without 90-owner majority vote. Owners must maintain all plants, replace dead ones, and keep three plants in the rock area parallel to the public sidewalk.
- Patio extensions & coverings: Patio extension max 12 feet from rear of house, width up to house width. Walls around patio max 24 inches high, color matching house. Permanent or retractable awnings allowed; tile covering must match roof. Screens cannot use sun-screen material.
- Sun rooms: Permitted for outdoor recreational use only (not as habitable room). Must have at least 65% glazing on three walls, meeting building code.
- Structural changes & paint: Rear permanent extensions cannot exceed original house plan outer limits. Exterior paint must remain original color unless a color change is approved by the Architectural Chair and Board.
- Satellite dishes & antennas: One satellite dish of one meter or less allowed, placed in the least obtrusive location for best reception.
- Interior of perimeter walls on Stardust & Heritage: No changes allowed to the color, style, or composition of the interior of these perimeter walls. Maintenance requires Board approval.
- Fines for noncompliance: If you violate these rules, the Board may fine you up to 10% of the cost to correct the violation, after a hearing.
