What White Rock Drive's governing documents say
This is a 2011 amendment to White Rock Drive's governing declarations (a partial document, not a full rulebook) that shifted roof maintenance responsibility from the association to individual homeowners in this Arizona community. It applies to all homeowners at White Rock Drive.
- Roof replacement & repair responsibility: Homeowners (not the association) are now responsible for all roof replacement and repair costs on their units.
- Duplex coordination: If you own a duplex, both owners must agree to re-roof at the same time. If you can't agree, the HOA Board and a third-party roofing expert (paid by both owners) will mediate; any legal costs from an unresolved dispute fall on both owners.
- HOA approval & contractor selection: The HOA Board must approve your roofing materials and contractor before work begins.
- What this document doesn't cover: This is an amendment addressing only roof policy (approved at the January 31, 2011 Annual Meeting). It does not cover other community rules, fees, amenities, or owner rights—refer to the full Declaration for the complete rulebook.
