- HOA structure & membership: Every lot owner is a member of Stratton Place Homeowners' Association. Each lot gets one vote; the developer had a separate class B membership that converted to class A by 1991.
- Assessments (fees): Annual assessments start at a maximum of $408 per lot (until Jan 1988), can increase up to 10% or CPI change (whichever is greater) without a membership vote. Pickup trucks under 3/4 ton and mini motorhomes under 7 feet high and 18 feet long are allowed if used for regular transportation. On-street parking is discouraged; parking should be in garages or driveways.
- Signs: No signs except one temporary 'for sale' or 'for rent' sign up to 5 square feet, and a name/address sign up to 9x30 inches.
- Common area rights & maintenance: Owners have an easement to use common areas, subject to rules. The HOA maintains common areas and must carry liability insurance of at least $1,000,000. Owners are responsible for their own property insurance.
- Party walls & fences: Adjoining owners share responsibility for party walls/fences. Damage caused by an owner's act is their cost; wear and tear is shared by frontage. Disputes go to the Board.
