- What you own & maintain: You own your lot and improvements; the association maintains common areas and provides exterior maintenance for each lot (roofs, gutters, paint, landscaping) except for glass and fenced patios.
- Party walls: Walls on lot lines are party walls; repair costs are shared proportionally by the owners using the wall. Disputes go to arbitration.
- Assessments & fees: Annual assessments start at a maximum of $600 per lot (adjusted by CPI) and may be increased by a 2/3 vote. Special assessments for capital improvements also require a 2/3 vote. Delinquent assessments bear 6% interest and become a lien.
- Leasing & rentals: No leases for less than 30 days (no transient/hotel use). Leases must be in writing and subject to the declaration. Owners must enforce compliance; the association may step in if the owner fails to act within 10 days of a board demand.
