- Pets: You may keep one dog, one cat, or one other single household pet per unit. Pets must be leashed when outside. No breeding or commercial keeping of animals. Owners are liable for any damage or liability caused by their pets.
- Parking & vehicles: Vehicles may only be parked in your driveway or garage, or in designated common-element parking areas. No RVs, boats, trailers, or vehicles with camper shells exceeding the cab height may be stored on the property except inside a garage. No vehicle repairs on the property.
- Architectural review: Any exterior alteration, painting, or improvement to your unit or the common elements requires prior written board approval. No reflective window materials are allowed without approval. The board will not approve plans for a new dwelling unit with less than 700 square feet of habitable interior space.
- Leasing & rentals: Leasing is permitted, but all tenants must comply with the age restriction (55+). Owners retain voting rights and are responsible for tenant compliance. There is no stated minimum lease term in this document.
