- Use of units & home occupations: Units are for residential use only. Limited home occupations are allowed under strict conditions: no exterior signs, no retail, no clients on-site, no employees who don't live in the unit, and no more than 25% of the unit's usable area used for the business.
- Leasing & rentals: Leases must be in writing, on a form prescribed by the board (if any), with a minimum initial term of one month. No transient or short-term rentals allowed. Owner must provide a copy of the signed lease to the association within 10 days. During the lease, the owner loses recreational amenity rights except for access to enforce the lease.
- Pets: Up to two permitted pets are allowed: a dog under 30 lbs, a cat, a small bird cage (up to two birds), a small fish tank, or an assistance animal. Pets must be leashed (max 10 ft) outside the unit, never left unattended on patios/balconies, and owners must clean up waste. The board can ban certain breeds.
- Parking & vehicles: Vehicles must be parked only as permitted by association rules. No trucks over 2-ton capacity, no boats, campers, or inoperable vehicles. Pickup trucks with camper shells under 7 ft and mini-motor homes under 7 ft tall and 18 ft long are allowed if used for basic transportation. No vehicle repairs or storage of inoperable vehicles on the property.
- Architectural control & alterations: No exterior alterations, additions, or remodeling without prior written approval from the Architectural Committee. Exterior colors and materials must match the original. Interior renovations affecting common elements require approval. The committee's rules and procedures are detailed in Article 8.
- Noise & nuisances: No nuisance activities are allowed. Owners must control noise, especially from sound systems, musical instruments, and pets. Floor coverings in upper units must include carpet with pad or sound-control underlayment. Drums and amplified instruments are prohibited except for pre-approved live entertainment in common areas.
- Signs: No exterior signs, banners, or advertisements except for tasteful non-commercial nameplates, political signs as permitted by law, and sale/rental signs approved by the association. Window coverings visible from outside must be neutral white or beige.
