As a homeowner, you own your lot and house; the association maintains common areas (including a gated entry) and enforces rules on everything from paint colors to parking. Key restrictions include a 30-day minimum lease, limits on pets and parking, and required architectural approval for exterior changes visible from neighboring properties.
- Residential use & home businesses: Lots are for residential use only. A home-based business is allowed only if it is not visible/detectable from outside, conforms to zoning, involves no non-resident employees, and does not create nuisance or security issues as decided by the Board.
- Architectural review: Any exterior improvement visible from neighboring property (including changes to color, fencing, landscaping, basketball goals, etc.) requires prior written approval from the Architectural Committee. The committee has 60 days to act; fee may apply.
- Animals & pets: You may keep up to two dogs, cats, or small household birds (Permitted Pets) without Board approval. More than two requires Board approval based on size, number, and behavior. Pets must be leashed off your lot and not cause noise or nuisance; waste must be removed immediately.
- Parking & vehicles: No commercial vehicles, RVs, boats, or trailers may be parked visibly from neighboring property, except temporary (24h loading/unloading, 48h/7d max). Cars/trucks under 8ft height and 22ft length may park on driveway. Garage doors must stay closed except for entry/egress. Towing of violators is authorized.
- Leasing & rentals: Leases must be for at least 30 days (no short-term/vacation rentals). Owner must provide Association with lease dates, tenant names, and emergency contact at least 10 days before move-in. Owner is responsible for tenant compliance with all governing documents.
- Assessments & fees: Annual assessments fund common expenses, including reserves. Special assessments and optional maintenance assessments may also be levied. Nonpayment creates a lien on the lot and personal obligation of the owner. Delinquent owners may have use of common areas suspended.
- Gated entry & security: The community has a gated entry, but the Association and Declarant are not liable for security failures or delays in emergency access. Owners assume all risks and release the Association from related claims.
