Turney Square is a single-family home community in Phoenix, AZ, governed by a homeowners association (HOA). All lots are subject to a comprehensive set of covenants, conditions, and restrictions (CC&Rs) that run with the land. This document outlines what owners, residents, and tenants must follow, including rules on home exteriors, landscaping, parking, pets, and leasing.
- Architectural review: All exterior changes—construction, painting, fences, landscaping, and even certain colors—require prior written approval from the Architectural Committee. The committee may deny plans based on aesthetics alone, and its decisions are final. Interior remodeling that doesn't affect the exterior does not need approval.
- Leasing & rentals: Owners may lease their entire lot and home only. Leases must be in writing, for an initial term of at least one month, and must state that the lease is subject to all project rules. Subleasing and assignments are prohibited. Owners must provide the association with tenant information and copies of the rules before the lease begins, and remain liable for tenant violations.
- Pets & animals: Only two domestic pets (dogs, cats, parakeets, or similar household birds) are allowed per lot, kept as pets only, not for commercial purposes. Dogs and cats must be leashed (max 6 ft) when off the owner's lot and must not enter other lots. No structures for animal housing visible from neighboring property.
- Vehicles & parking: No trucks, trailers, campers, boats, or RVs may be parked visibly without Architectural Committee approval, except for temporary construction trailers. Inoperable vehicles and commercial vehicles (over certain size limits) are prohibited. Street parking is limited to 48 hours. Garages must be used for parking, not living space.
- Property use & maintenance: All lots are for single-family residential use only. Home-based businesses are allowed only if not detectable from outside and consistent with residential character. Lawns and landscaping must be maintained; trash must be in approved, covered containers and not visible except on collection day. Clotheslines, antennas, and satellite dishes require committee approval. Roofs must be finished with clay/concrete/slate tile in consistent design and color.
- Signs: Only one political sign (max 24"x24") allowed 45 days before an election until 7 days after, and one 'For Sale' sign with committee approval. No other signs visible from neighboring property.
