Watson Estates is a standard single-family home HOA in Phoenix, AZ — a planned community of detached single-family residences governed by this Declaration of Covenants, Conditions and Restrictions (CC&Rs). The rules apply to all lot owners, occupants, and their guests. Key restrictions cover use, maintenance, parking, rentals, and architectural changes.
- Residential use & home businesses: All lots must be used for single-family residential purposes only (up to 3 unrelated persons). Home businesses are allowed only if compliant with local municipal ordinances for home occupations.
- Building type & size: Only one detached single-family residence per lot, not exceeding two stories including attached garage. Additional structures (sheds, gazebos, etc.) allowed only if permitted by Design Guidelines. No temporary structures, trailers, or tents as residences.

- Pets: Dogs, cats, and other common household pets allowed, but not bred or kept for commercial purposes, and in numbers not deemed unreasonable by the Architectural Committee. Pets must be kept in fenced yards or on leashes. No animal structures visible from neighboring property.
- Parking & vehicles: Parking prohibited on front/side yards except on driveways. Vehicles too large for driveway (over 18.5 ft long, 75 in high, or 84 in wide) restricted – may park on street only daylight hours. No inoperable or commercial vehicles visible from neighboring property. Overnight street parking prohibited.
- Signs: Signs generally require Architectural Committee approval except: one temporary 'for sale' sign (max 30x24 in), two address signs (max 75 sq in each), two security signs (max 12x12 in), and political signs (max 24x24 in, displayed 45 days before to 7 days after election). No 'for lease/rent' signs.
- Assessments & fees: Annual assessments levied by board, cannot increase more than 20% per year without member vote. Special assessments require 2/3 vote. Transfer fee payable by new owner (amount set by board). Working capital fee: 2 times the annual assessment upon purchase (nonrefundable). Late charge and interest apply if unpaid.
