What Cathedral Pines's governing documents say
Cathedral Pines is a master-planned community of single-family detached homes in Prescott, Arizona. You own your individual lot and home; the HOA maintains common areas and enforces covenants. All owners must abide by community restrictions and pay uniform per-lot assessments.
- What you own & maintain: You own your individual lot and single-family home. The association maintains common areas; you must maintain your lot and landscaping, completing landscaping within six months of final city inspection.
- Architectural review: All improvements—homes, fences, landscaping, window coverings—require written approval from the Architectural Control Committee (or Jim Chamberlain initially). Detailed plans, site surveys, and landscaping designs must be submitted; the committee may charge processing fees.
- Building size & standards: Homes must have minimum 1,750 square feet of livable area (1,200 sq ft for ground level if multi-story) and a double garage. Combustible roofs prohibited. Driveways and walks must be concrete, masonry, or wood (no asphalt/gravel). Guest houses are allowed but cannot be rented or used for income. Construction must complete within one year of permit; fire damage repairs within 18 months.
- Lot restrictions: Lots cannot be subdivided or conveyed in pieces—they must be transferred in full original dimensions. You cannot move structures from other locations onto your lot. No temporary structures (trailers, shacks, barns) permitted.
- Residential use & animals: Property is restricted to residential use only; no business, commercial, manufacturing, or institutional use allowed. Reasonable household pets (dogs, cats) permitted. Horses allowed on Lot 6 only; no other livestock or poultry.
- Vehicles & parking: Recreational vehicles, boats, trailers, campers, motor homes, and commercial vehicles cannot be parked on any lot. You must provide adequate paved off-street parking; disabled vehicles must be garaged or removed.
- Assessments & dues: Annual assessments begin at $200 per lot per year and increase annually by the greater of the Consumer Price Index or 5%; larger increases require a two-thirds member vote. Delinquent payments accrue 14% annual interest, a $10 late charge, and create a lien against your lot.
- Common area access & rights: All owners have an easement to use shared common areas. The association may suspend your access for unpaid assessments or rule violations (up to 60 days for a single violation, up to one year for repeated violations), but cannot block access to your own lot.
