What Meadow Vista's governing documents say
Meadow Vista is a single-family home HOA in Queen Creek, AZ. These covenants, conditions, and restrictions apply to all lots and owners, and are designed to maintain the residential character and property values. Owners must comply with use restrictions, design review, and assessments.
- Design & Architectural Review: All exterior changes—including buildings, fences, landscaping, and color changes—require prior written approval from the Design Review Committee. No improvements may be made without approval, and deviations from approved plans are not allowed.
- Animals & Pets: Only a reasonable number of common household pets (as determined by the Board) are allowed. Pets must be kept in a fenced yard or on a leash, may not create a nuisance, and any pet structure must not be visible from neighboring property.
- Leasing & rentals: Leases must be for a minimum of six months, must be in writing, and a copy must be provided to the Association. The Owner remains fully liable for any violation by the tenant or guests.
- Parking & vehicles: Vehicles must be parked in garages, carports, or driveways. No trucks over 1-ton, trailers, campers, or boats may be parked where visible from neighboring property, common areas, or streets. Exceptions apply to work vehicles if certain conditions are met.
- Use Restrictions: Lots are for residential use only. Home businesses are allowed only if incidental, not visible or audible from outside, and limited to 7 AM to 9 PM. No temporary residence structures, and signs are limited (e.g., one 72 sq in sign per lot).
- Assessments & fees: All owners must pay annual assessments set by the Board to cover common area maintenance and reserves. Special assessments may also be levied. Delinquent assessments create a lien on the lot and the owner is personally obligated.
- Proximity Disclosures: The community is near agricultural land, a package wastewater treatment facility, and an airport, which may produce noise, dust, odors, and other effects. These uses are not part of Meadow Vista and may change.
