The community enforces strict architectural review for any exterior modifications and strictly prohibits non-residential use, with rules governing landscaping, vehicle storage, signage, and other visible elements.
- What you own & maintain: You own your townhome interior and lot. The association maintains the common areas, all shared structures (walls, pool, tennis courts, private streets), and the landscaping in your front yard (defined as the area visible from public roads or common areas). You are responsible for your unit's roof, exterior painting, and any landscaping beyond the front yard.
- Assessments & fees: As of January 2012, assessments are $1,766 per lot, payable in semi-annual, quarterly, or monthly installments. Annual increases are capped at 5% without a vote; higher increases require a two-thirds member vote. Delinquent assessments accrue 10% annual interest and become a lien on your lot.
- Architectural review for modifications: The Architectural Control Committee must approve any exterior changes—including paint color, fences, HVAC units, solar panels, satellite dishes, and any visible landscaping alterations.
