Pinnacle Paradise is a single-family home HOA community in Scottsdale, AZ. These Covenants, Conditions & Restrictions (CC&Rs) apply to all lot owners and govern what you can build, how you can use your property, and what the association maintains. The rules focus on preserving the natural Sonoran Desert environment and protecting neighbor views.
- What you own & maintain: You own your lot and home. The association maintains common areas (entryway, roads, drainage washes). You must keep your property in good repair; if you don't, the association may step in after 60 days' notice and charge you for the work.
- Single-family home standards: Each lot must have one single-family residence of at least 2,400 sq. ft. (exclusive of garage/porches), with a garage for 2–4 cars. Maximum one story, house height 16'4" from finished floor. Exterior must be Spanish, Southwest Indian, Mexican, or contemporary Southwest style; sloped roofs must be tile. Minimum setbacks: 50 ft from street, 20 ft from side/rear lot lines.
- Architectural review: Any exterior improvement or alteration (including paint color, fences, landscaping, and antennae) requires prior written approval from the Architectural Committee. The committee reviews proposals within 30 days and can overrule if not consistent with the CC&Rs. Appeals go to the Board.
- Pets & animals: Only a reasonable number of generally recognized house pets allowed; no commercial breeding. No animal structures visible from neighboring property. The Board decides what constitutes a reasonable number or nuisance.
- Parking & vehicles: No RVs, boats, campers, commercial trucks, or trailers may be kept visible from neighboring property. Only regularly used automobiles, SUVs, or trucks (max 1-ton rating) may park in uncovered areas. No overnight street parking by owners.
- Leasing & rentals: Entire lot may be leased to a single family, but no subdivision or short-term rental of part of the lot. No minimum lease term specified.
- Assessments & fines: Annual assessment currently capped at $500 per lot (can be increased by majority owner vote). Special assessments for capital improvements allowed with majority vote. Late payments incur a $50 delinquency fee plus 18% annual interest. Fines for violations start at up to $25/day, increasing to $50/day if uncorrected after two weeks.
