Alta San Marcos Condominiums is a condominium community in Chandler, AZ — you own your individual unit and share ownership of the building's common elements, which the association maintains. The declaration sets rules for residential use, pets, parking, alterations, and use of patios and balconies.
- What you own & maintain: You own the interior of your unit (finished surfaces, fixtures serving only your unit). The association maintains common elements, including structural components, and has easement rights to enter units for inspections or repairs with notice (except emergencies).
- Pets: Up to two dogs, two cats, or one of each per unit. Certain breeds deemed aggressive by the board may be banned. Dogs must be leashed outside units, and owners must clean up waste. Aggressive or nuisance pets may be ordered removed within five days.
- Parking & vehicles: Only authorized passenger vehicles (cars, SUVs, motorcycles, pickup trucks ≤1 ton) may be parked, and only in assigned garages or parking spaces. No RVs, boats, trailers, or commercial vehicles are allowed. Vehicle maintenance or repair on common elements is prohibited.
- Architectural review & alterations: Any exterior changes, structural alterations, or modifications to common elements require prior board approval. The board may require plans, a security deposit, and insurance. Non-structural interior changes do not need approval unless visible from outside.
- Patios, decks & balconies: Furniture, plants, and other items are allowed only if permitted by the board or rules. No hot tubs, spas, or open-flame grills. Storage of bicycles or exercise equipment is not allowed. Items may not be hung from railings or walls.
- Home-based business: Business activities are allowed inside a unit only if not detectable from outside, no customer visits, and compatible with residential character. Leasing a unit is not considered a business.
- Antennas & satellite dishes: Antennas and dishes covered by FCC rules are allowed but must be placed in the least visible location; dishes on patios must be on a tripod and not extend above the railing. Wires may not run on building exteriors.
