- What you own & maintain: You own your unit's interior; the Association maintains the exterior finishes and building structure. Each unit pays an equal share (16.67%) of common element costs and expenses.
- Leasing & rentals: Leases must run at least 6 months—no short-term rentals allowed. All leases must be reported to the Association with tenant and vehicle information; occupancy cannot exceed twice the number of bedrooms.

- Parking & vehicles: All vehicles must be parked in private garages only; larger trucks (over ½-ton payload), trailers, campers, RVs, and boats are prohibited. Motor vehicle repair is not allowed except for emergencies, and violators' vehicles may be towed at owner expense.
- Architectural review & alterations: All modifications require prior Board approval, and structural changes must be certified by an Arizona architect or engineer. Exterior-visible changes also need aesthetic approval.
