Bayview Drive East is a 14-lot single-family residential community in Scottsdale, Arizona, governed by the Bayview Estates Homeowners' Association as part of the Scottsdale Ranch master-planned community. You own your individual lot and dwelling; the association maintains the private street and common landscaping through uniform per-lot assessments.
- What you own & maintain: You own your individual lot and dwelling; the association maintains and manages the private street, common areas, front-yard landscaping, and (for lakefront lots) private waterfront landscaping. You must maintain your house structure/interior, carry fire/hazard insurance at replacement cost, and name the association as co-insured.
- Assessments & fees: Uniform annual assessments per lot fund common-area maintenance, landscaping, insurance, streets, water features, and reserves. A transfer fee of 2 months' assessments is due when acquiring a lot. Special assessments for capital improvements require a 2/3 member vote. Annual assessment increases are capped at 10% year-over-year without a 2/3 vote.
- Non-payment of assessments: Unpaid assessments accrue 18% annual interest after 30 days and may include late charges. The association can file a lien 30 days after the due date, foreclose on the lot, or sue the owner. The assessment lien is subordinate to first mortgages but survives foreclosure of junior mortgages.

- Membership & voting rights: Lot owners are automatically members and have one vote per lot. Voting rights may be suspended if assessments are unpaid 60+ days or if other defaults remain uncured 60+ days after written notice.
