The Lake Serena Estates is a single-family home HOA within the master-planned Scottsdale Ranch community in Scottsdale, AZ. Each lot (home) is individually owned, and the HOA maintains common areas. Owners must pay annual and special assessments and follow rules on architecture, pets, leasing, parking, and use. Lakefront lots have additional easement restrictions.
- Architectural review: Exterior changes (additions, color changes, fences, antennas, satellite dishes, HVAC, solar panels, window coverings) need prior written approval from the Architectural Committee. The committee has 60 days to respond; if no response, approval is deemed given.
- Pets: No more than 2 domestic pets per lot. Pets must be leashed (max 6 ft) when off the owner's lot, cannot run at large, and owners must clean up droppings immediately. No structures for pet care visible from neighboring properties.
- Leasing & rentals: Minimum lease term is 90 days. Owners must submit an executed copy of the lease to the association within 10 days of signing. Lessees may use common areas during the lease term.
- Parking & vehicles: No trucks (over 3/4 ton), trailers, campers, boats, or inoperable vehicles may be parked on lots or common areas if visible from neighboring property or streets. Pickup trucks under 3/4 ton with camper shells up to 7 ft high may be parked in garages, carports, or driveways. Street parking is prohibited except for guest parking. Towing of violating vehicles is authorized, with costs charged to the owner.
- Use restrictions: All lots must be used exclusively for single-family residential purposes. No businesses, home occupations, or other nonresidential uses are allowed. Lots cannot be further subdivided.
- Assessments & fees: Annual assessments are levied at a uniform rate per lot to cover common expenses. Special assessments require approval of two-thirds of voting members. Delinquent assessments accrue 12% annual interest and become a lien on the lot, which can be foreclosed. Owners cannot offset or waive assessments.
- Signs: Only one residential identification sign and one security sign (each ≤72 sq in) are permitted at the entry. 'For sale' signs are allowed only during open houses with board approval. Other signs (commercial, political, rental) are prohibited.
- Lakefront lots: Lakefront lots have a 35-ft easement area for lake access and maintenance. Docks and other lakefront improvements require Architectural Committee approval. Retaining walls in the Lower Lakefront Easement Area are maintained by the association.
