This is a standard HOA-style document that applies to all lot owners. The rules focus on maintaining the residential character and appearance of the neighborhood, with an Architectural Committee overseeing exterior changes.
- Residential use & home businesses: All lots must be used for single-family residential purposes only. Home businesses are allowed if they are not detectable from outside, comply with zoning, and do not involve customers coming to the lot or solicitation.

- Common walls: For lots sharing a common wall, both owners have equal use rights. Damage caused by one owner must be repaired at that owner's cost; damage from other causes is shared equally. Any modifications require written consent of the adjoining owner.
