Casa Dia Festivo is a planned community of 60 single-family townhomes/patio homes in Scottsdale, AZ, governed by a homeowners association (the "Association"). Each owner owns their lot and residence, with shared common areas (pool, tennis courts, etc.) maintained by the Association. All lots are also members of the McCormick Ranch Master Association, which imposes additional rules and assessments. The rules apply to owners, tenants, and occupants.
- What you own & maintain: You own your lot and the residence on it. You must maintain the interior and any patio area. The Association maintains all landscaping on your lot (except the patio area) and all common areas. Party walls (walls on boundary lines between lots) are shared—costs for repair are split between adjoining owners unless caused by one owner's act.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and cannot be for transient or hotel purposes. A copy of the lease must be provided to the Association before the lease term begins. The lease must require the tenant to comply with all governing documents.
- Pets: Only commonly accepted household pets are allowed, subject to the Association's approval. Pets may not be bred, and any pet that becomes a nuisance must be removed. Walking pets in common areas is allowed only at times and under rules set by the Board; owners must immediately clean up after their pets.
- Architectural review: Any exterior alteration, addition, or improvement visible from another lot or common area (including fences, walls, landscaping changes, antennas, awnings) requires prior written approval from the Board or an architectural committee. Plans must be submitted and approved or disapproved within 30 days after a regular meeting. Interior non-structural changes do not require approval.
- Parking & vehicles: No overnight parking of any vehicle or trailer on private streets within the property. Parking or storage that is unsightly or noisy may be prohibited by the Board. Vehicles creating loud or annoying noises may be banned.
- Use & occupancy restrictions: Each lot must be used as a single-family residence only. No transient or hotel use. No structures of a temporary nature (e.g., tents, trailers) are allowed. Outdoor cooking devices may only be used on the patio or rear yard. Only small "For Sale" or "For Lease" signs (max 4 sq ft) are allowed. No window air conditioners, no clotheslines visible from other lots, and no high-intensity lighting that shines on other lots. Special hedge requirements apply to Lots 18–25 (sour orange citrus hedge, min 10 ft tall, maintained opaque).
- Additional master association: All lots are part of the McCormick Ranch Property Owners' Association, which has its own declaration, bylaws, and rules. Owners must comply with both sets of documents and pay assessments to both associations.
