Chaparral Ranch Patio Homes II is a single-family home community in Scottsdale, AZ — you own your lot and home, and the association maintains the common areas (Tracts A–E). The rules protect property values and are binding on all owners, tenants, and guests.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed only if not detectable from outside, comply with zoning, involve no customer visits or solicitation, and don't create nuisance or safety issues. No advertising signs for the business are permitted.
- Leasing & rentals: No more than 10% of lots (7 lots) may be leased at any time; a waiting list is maintained. Leases must be in writing for a term of 12 months or more and must include a provision that violations of governing documents are grounds for eviction. Subleasing is prohibited. Owners remain liable for tenant compliance and must submit a rental registration form.
- Pets: No more than two dogs or cats per lot, kept solely as domestic pets. Animals must not create excessive noise or nuisance. Structures for animals must not be visible from neighboring property.
- Architectural review: All exterior improvements, alterations, landscaping, fences, walls, and color changes require prior written approval from the Architectural Committee. This includes antennas, solar panels, window coverings, and HVAC equipment (except initial installation). No structures may be moved onto a lot without approval.
- Parking & vehicles: No commercial vehicles, motor homes, trailers, boats, or campers may be parked on streets, lots, or common areas unless in designated areas. Inoperable vehicles and vehicle repairs visible from neighboring property or the street are prohibited. Garage doors must be kept closed except for ingress/egress.
- Signs: No signs except: (a) required by legal proceedings, (b) one residential identification sign of 80 square inches or less, (c) one 'for sale' sign during open houses, and (d) signs that cannot be prohibited by law.
- Party walls & yard easements: Walls on lot dividing lines are party walls with shared repair costs. Each lot has a 5-foot yard easement (shown on plat) for drainage, patio, and garden uses by the adjoining lot, subject to restrictions. No permanent structures may be built in the easement.
- Assessments & transfer fee: Annual assessments (initial max $240, can increase with CPI or by 2/3 member vote) plus supplemental and special assessments (both require 2/3 member approval). Delinquent assessments accrue 12% interest and are a lien on the lot. A transfer fee equal to 6 months' assessments is due upon acquisition of a lot.
