- Architectural review & minimum standards: All new construction, additions, fences, and exterior changes require prior approval from the Homeowner's Committee. Homes on Lots 1–106 must have at least 1,400 sq ft (1-story) or 1,300 sq ft (2-story); on Lots 107–170 at least 1,800 sq ft (1-story) or 1,700 sq ft (2-story). Exterior walls must be masonry or stucco (wood siding only if approved as accent), roofs must be tile or wood shake, and each house must have a two-car enclosed garage.
- Parking & vehicles: Only passenger cars and pickup trucks may be parked in driveways (subject to setback rules). Campers, horse trailers, and boats may be parked on the back of the lot only if screened and approved. No inoperable vehicles or repair work outside an enclosed garage. No commercial vehicles or motor homes may be stored on lots except in a garage.
