This is a 2019 amendment to the master governing documents for the McDowell Mountain Ranch Community Association, a single-family home HOA in Scottsdale, AZ. It updates only the leasing rules, and does not replace the full declaration. Homeowners who want to lease their lot must follow these requirements.
- Leasing & rentals: No dwelling unit or any portion of it may be leased, sub-leased, licensed, or used for vacation rental, timeshare, hotel, or transient purposes for a term of less than 30 consecutive days. The entire unit must be leased to a single-family lessee. Subleasing and lease assignments are not permitted.
- Landlord obligations: At least 10 days before the lease begins, you must provide the association with: the lease start and end dates, names and contact info for all lessees and adult occupants, your own contact info during the lease term, and vehicle descriptions with license plate numbers. The owner is liable for any rule violations by tenants or their guests.
- Tenant information: Before move-in, you must give your tenant copies of the Declaration, the community Rules, and Association Rules. The lease must state in writing that it is subject to those documents.
- What this document doesn't cover: This amendment only addresses leasing rules. It does not cover assessments, architectural review, parking, pets, age restrictions, or any other common HOA topics. You'll need to refer to the full Declaration and other governing documents for those rules.
