What Offices at Paradise Valley's governing documents say
Offices at Paradise Valley is a commercial office condominium in Scottsdale, AZ. This is a collection of amendments (dated 2009–2010) to the original Condominium Declaration, not a complete rulebook. Unit owners own individual office units and share ownership of the building's common elements, with assessments allocated by percentage of unit size.
- Document type & scope: These are amendments (2nd through 5th) to the original declaration, primarily correcting and updating allocations of common element interests, parking spaces, and signage slots as units were constructed. They do not constitute a complete set of governing documents.
- What you own & maintain: You own your individual office unit; the association maintains the shared building structure, utilities, elevators, and common grounds, funded by assessments. Master insurance is carried by the association and allocated per unit.
- Common element interest & assessments: Your share of common elements and common expenses is calculated by dividing your unit's gross square footage (including a proportional share of utility rooms) by the total gross area of all units. Your percentage determines both your voting power and your expense liability.
- Parking spaces: Each unit is assigned specific covered parking spaces (listed in Exhibit C, typically 1–4 spaces per unit). Unit owners can reallocate their parking spaces to other unit owners by recording a signed amendment to the declaration.
- Signage rights: Monument and pylon signage slots on Shea Boulevard are allocated to individual units (listed in Exhibit D). Signage slots pass automatically to successors and may be freely reallocated to other unit owners by agreement.
- Limited common elements: Utilities serving only one unit (pipes, ducts, wires, HVAC units, water heaters) are allocated solely to that unit. Utility rooms in each building are allocated to units within that building. Elevators in multi-story buildings are allocated to, and expense is borne solely by, units in that building.
- Accessory use restriction: No more than 5% of the total gross leasable area of the condominium can be devoted to accessory uses (such as a pharmacy). 1,000 square feet of accessory use is allocated to Building 3 and may be assigned to any unit within that building.
- What this document doesn't cover: These amendments do not contain the full rules, operating procedures, fee schedules, governance structure, or other provisions of the complete Condominium Declaration.
