- What you own & maintain: You own the interior of your unit; the association maintains common elements and certain limited common elements. Unit boundaries are defined on the plat, and you are responsible for maintenance within your unit.
- Use restrictions: Residential portions of units must be used exclusively for residential purposes. Businesses are allowed only in designated commercial space and must comply with local zoning and not disturb other owners. No nuisances or hazardous activities are permitted.
- Improvements & alterations: Any construction or material alteration within a unit requires prior written approval from the city (if required) and a licensed architect or engineer certifying no harm to structural integrity. Exterior changes to the building are generally prohibited.
- Assessments: Regular and special assessments are levied per unit based on its common expense liability percentage. Owners must pay assessments; failure may result in liens and enforcement actions.
- Commercial space: If your unit contains commercial space, that area may be used for any business or retail use permitted by local ordinances. The association cannot restrict commercial use beyond municipal limits.
- Parking & storage: Parking spaces and storage spaces within a unit are for the exclusive use of that unit's owner, subject to assignment. Common element parking is governed by association rules.
